Up until project 2, things were difficult but manageable. The expectations for project 2 are unrealistic for students. If you are not working at an appraisal firm or brokerage with access to the last 5-10 years of real estate market information in a given area, this course will be extremely difficult. Not to mention the project is an investment analysis on a real life income producing property - ie. multi-res, retail plaza, office building - which may or may not be difficult for some people to obtain a property to use. It is definitely something to consider prior to signing up for the course. Really tough course overall.
The theory is great - you learn how to break down a real estate investment opportunity including what the important considerations for an investment are, and how to analyze shifts in parameters of an investment ie. varying mortgage rates, inflation, and market rent increases.
Not much involvement with the students. TA's are the go to for questions. Professor talks on 3 webinars but that was about all the interaction from the professor.
Only take this class if you are working towards a designation (AACI, CRA) and if you are already working in the field. Otherwise you will spend a lot of time struggling to obtain information.
